And do you usually contact the owner like this (when he's out of state) via mail?

I'm a Real Estate Investor, I just haven't done any deals yet!  I've been reading and studying on BP for awhile and I'm getting excited about moving forward.  Here's my question:

Let's say I'm driving around my hometown and I see a property that looks to be distressed (not mowed for a very long time, blinds and windows in bad shape, dirty, etc).  I look up the property on the county tax records and the owner of record's address is in another state.  So that means that this is probably an investor?  Perhaps the renters are terrible or the house is vacant all together?

If I want to make an offer, what is my next step?  Send the out-of-state owner a letter?

Garret,

I'm starting to realize it'll be a tough thing to do because I would need to find a good deal on a duplex in a part of town that my wife wants to live in.  That area might be tough to move my family too.

But I would be interested in seeing the numbers anyways.  I'm on the lookout for a good investment whether I personally move in or not!

There is a meet-up group that some BP members have invited me to that meets once a month in Richardson.  However, they meet on Tuesday nights at 6PM (3rd Tuesday of the month maybe?) which is tough for me with two kids under 2 years old. 

Would you guys be interested in a Plano meet-up around the Lunch hour sometime?  We could do Shops at Legacy area like Mark suggested.

I've heard on a number of the BiggerPockets webinars about audio recordings of BiggerPockets conference.  Does BiggerPockets do conferences annually?!  If so, when is the next one and where is it located?

If BP isn't doing another one, is there a Real Estate Investor conference that you would recommend a beginner to attend?

How did you acquire the one you've had since 2006?  Did you just wait for it to come up for sale or did you go making offers on them before they were for sale?

Jacob, I notice you're in Kansas.  Have you purchased a duplex for an investment up there?  How did it go?
