@James Hamling; @Link McGinnis - I'm late to the party. But, what if you have multiple properties of the same purpose within one LLC? If I have passive income properties (buy and hold) in one LLC and active income properties (buy and flip) in another, would that be considered commingling of funds? Thanks

Does anyone have experience with DAPT? I'm interested in finding out the following:

  • Are these allowed in New York?
  • Do I have to live in the state where I set one up?
  • Can real estate properties be placed in a DAPT?
  • What are the tax implications of a DAPT?
  • Can real estate properties be sold once they are placed in a DAPT?

Interested to know how many people have had better luck with community banks vs. large banks when it comes to REOs. What strategies have you used with the bank's workout/REO department and what has proven to be unsuccessful?

I'm interested in finding out more about tax liens and what resources investors have used to find the most recent lists available. Is there much interaction between the lien purchaser and the actual homeowners in these situations or is everything done through a 3rd party intermediary?

I'm trying to see if anyone knows about a Nassau County (NY) site that provides properties sold in the last 12 months to be downloaded in MS Excel format. I know NYC has a similar service (Property Rolling Sales Data). If anyone knows, would be greatly appreciated. Thanks!

Hello BP World! I've been listening/watching these BP podcasts and it's been very informative. I have a few questions I'm hoping to get advice on. Some background on me; I purchased my first primary via an FHA loan in 2012. I'd like to purchase an investment rental in 2017 (market willing), but I'd like to know what current investors think of financing through crowdfunding (i.e. RealtyShares) vs. FNMA HomeReady vs. Owner Financing.

Also, what do you guys think about financing through Credit Unions? Any specific types of loans people have been successful in using again and again there?
