@Jay Hinrichs thanks for your input! I have not yet tried this strategy but definitely something I’d like to know the answer to as I run across a lot of deals that would suite this strategy. Just another tool in my toolbox.

Howdy from Waco, Texas! If I get a seller to sell me their house "subject to" and the seller passes away while I am still making the payments on their behalf, what happens to the note? What if I have owner financed the property to someone else.

@Mitch Messer I do not have the processes documented. I could create the documented processes. I just don't even know where to begin looking for a VA. I've had some small projects done on upwork and fiver but don't know if that is the place to bring anyone on for routine operations.

Howdy yall! 

Flipper, buy and hold/rental investor, and wholesaler coming at you from Waco, Texas. I have a few lists I need vetted on a regular basis and I would like to train a virtual assistant to do this for me. Any recommendations for best ways to find a virtual assistant and to vet them to make sure they are suitable for the tasks I require?

The Meetup is called Waco Real Estate Investment Association.  You can create a free meetup account and the meetup itself is free. You can buy food if you'd like. Its a good time and there is usually a really good turnout.

6:00 - 8:00 PM. No need to dress too fancy, the atmosphere is casual and it is a BBQ restaurant but we are in Texas so that should be no surprise lol. If you can't make it by 6 then feel free to show up whenever you can.

Again the meetup is FREE and you do not HAVE to RSVP but it is extremely beneficial if you create a free account on MEETUP.COM and RSVP for yourself and guests to help the organizer get more speakers and reach more investors. You will also then receive emails (that you can opt out of) about future meetups, speakers, schedule changes, etc....

@Chaise Carter There is already a free meetup in Waco, Texas. It is called the "Waco Real Estate Investment Association". You can find it by going to Meetup.com. It is hosted by Vern Darlington, a seasoned real estate investor that is eager to help investors new and experienced. The Meetup is held at Uncle Dan's BBQ on the first Wednesday of every month. It is a lot of fun and all kinds of people show up from all over, newbie and seasoned investors, contractors, note investors, wholesalers, flippers, brokers, realtors, lenders, etc.... Every penny I made from real estate in 2018 was from connections I made at the Waco meetup and the one in Temple that Vern also hosts called "Masterminds of Central Texas Real Estate Investors." Neither of these meetups are pitch fests and no guru's are going to try to sell you their "overnight millionaire" program.
