To anyone who rents SFR's in Lacy Lakeview just outside of Waco, Texas... What does the tenant base look like out there? How soon are you able to fill vacancies? Obviously Lacy Lakeview isn't exactly booming but there is industry in the area (not counting L3 and I'm not really wanting to lease to TSTC students unless they have a family) but I have the opportunity to invest in some homes there. I'm not paying too much for the properties and will be BARRRRing them if I decide to buy. Just wanting to get some other land lords perspectives. Thank you!

Howdy my fellow Texas investors. Coming at you from Waco, Texas but my question is about something that will affect Texas as a whole. So I read that Texas has put the option to remove property taxes and replace them with consumer taxes on the ballot this year. I want to know how other investors think this will affect the real estate market if it goes in to effect. I believe even more industry will immediately start flooding here and we will see rapid appreciation across the board from commercial to residential. Let me know what you think!

I've heard the same thing @Roy Gamiz said about the Baylor market from other investors. However, development it seems is in full swing for Baylor housing anyways. I believe Waco is a great place to invest. SpaceX is only getting bigger, Magnolia isn't going anywhere (the Gaines just announced a 15 episode behind the scenes series), expanding suburbs around Waco, TSTC, MCC and their partnership with multiple four year institutions, Baylor (still recovering), and Waco is smack dab in the middle of Austin and Dallas on the I35 corridor. Most of this is obvious but I think it makes investing here an obvious choice as well :-)

Howdy Blaine

I am a beginning to wholesale and flip homes here in Waco as well. There is a Real Estate Investor Club that meets at George's on Speight here in Waco. We meet tomorrow (Jan. 30th) at 6:00-8:30. You can create a free Meetup account and RSVP. Your first Meetup is free then it is $25 for a whole year and they typically host a Meetup once a month. It is well worth the money for the knowledge and networking you will gain, not to mention the free meal given pretty much pays back your $25. No one tries to sell you anything either which is awesome. Also a fellow investor,Vern Darlington, is hosting a Meetup in Temple on Feb. 9th and February's Meetup will be about wholesaling, this Meetup is free and also well worth the time and drive from Waco. It is called Masterminds of Central Texas Real Estate Investors on the Meetup app/website. Hope to see you there!

I am in Waco and use the CAD a lot as well. I was actually planning on calling the CAD office and asking about that tomorrow. Will post my findings tomorrow!

Jim Cummings Sir I stand corrected! I misunderstood my cousin. Had to ask her again. She worked as a loan officer for a while in Houston and got paid a commission on top of her base pay for closed loans and bonuses for well performing loans. What she said was that many loan officers she worked with pushed as many applications through as possible for shear volume with hopes that as many as possible would close. Will not say the bank she worked for but she didn’t stay long. Thank you for the correction!
