Little confused on Heloc strategy. If I take out a Heloc on my primary residence to use for an investment property(20% down payment) wouldn't I now have to pay the Loan on my primary residence, the HELOC, and the loan on the investment property ?

When you have an investment property SFH on the market to rent, how do you rent it out? (

Do you have it Fully furnished? Do you turn all the utilities on or have them do it? Do you change furniture when tenets change? What does the ideal rental property look like on the inside for you?

Currently stationed overseas and My wife, who is also military has orders to Charleston, SC as her first base. She is supposed to be getting there around Thanksgiving, and then I can put in a request to move there also, so I am looking to get started in real estate investing with a good amount saved up and dual BAH when we both are there. I am looking for anyone who is willing to help educate me or mentor in the area, before or when i get there!
