What’s the upside potential & any room for expansion?

Is it on public or private utilities?

Quote from @Tim Herman:

@Steven Westlake Notice must be given with the interruption of utilities. The utility companies send notice when planned service updates and there is going to be a disruption of service. I don't think you keep the water flowing when you clean the water heaters. There could be the potential damage to an appliance in use when the water is shut off.

It depends on the scope of work and location. One size DOES NOT fit all

Relying on Redfin or Zillow only for data is like asking ChatGPT or AI for all the accurate answers!

Hello Andrea Galvez

This is my recommendation! Invest into a 2-4 unit and you will be able to finance it under a FHA loan and the minimum down payment of 3.5%. You will have to live in one unit at minimum one year!

Once you go beyond 4 units, then the financing terms are different and will deal with a commercial lender ….  I am a realtor/investor and work with several investors!

Northwest, Indiana is a great area to acquire investment property. I am a realtor that closed on several investment properties for my great clients!

Finding tenants is very easy if you have the right variables working for you and to produce solid cash on cash returns!

You really do not know a real estate lawyer to acquire multi-family over 4 units. My investor client did not have to use a lawyer, whereas the seller is a lawyer!!!  I can recommend a solid Real Estate Indiana lawyer in Indiana! Illnois has more red tape vs Indiana in my opinion!!

I can show my investment property that I sold in Indiana and one I acquired in South Bend.  My investor clients have acquired a 4 unit, 4 unit , 6 unit and looking to acquire more investment properties in Northwest Indiana, South Bend and other areas!
