A great home in Killearn Lakes! Totally remodeled including a new roof. Get this amazing home before it to late.

I am giving my BP family the first look at this one, I am also reducing the price by $10k. This property's rehab will be completed soon, then listed at $185,000+. The rent is estimated at $1300mo. In a neighborhood that sells for well over $200k this is a great deal.

The property sits on a .36ac lot. It features new bathrooms, kitchen cabinets , flooring, new roof, exterior and interior doors etc. The garage has been converted to a man-cave/office or can be used as a 4th bedroom or easily converted back into a garage.

All that's left is the exterior paint, some flooring, counter tops and general cleaning.

@Lesley Resnick, If you can find a 800 sf condo in San Francisco for $2600 a month your have magical powers. Even the suburbs 20 miles away are renting for $2.50 per sft.

@Scott Kammerer Welcome to BP, you've started in the right direction by asking for advice and reaching out to the pro's here on the site. EDUCATION in real estate should be your first step. It's great to have a good agent or another investor walking you through the processes. But these actions only are valuable to you if you can understand the information conveyed, you will need to learn your targeted market. Your research and self education will have a direct impact on your success. Years ago it was easier to find and ask a experience investor for a tag along mentor-ship, with the Vegas market being as competitive as it is now you may have to do a lot of self education because most of the investors are to busy looking for the next profitable deal . As far as the elusive multi's are concerned, you will need a inside track on the deals. A good wholesaler can help you out with that. It would be in your best interest to get a pre-approval letter in your hand to show you are a serious buyer.

I would give the unit with the electrical and water demand part of the proceeds of the laundry. This way they get their money back each time they use it and the other units use will go towards the electrical and water bill. Do the math for the percentage held for repairs or replacement.

@Perez Leanne, I will not refer the person I had. @Howard Greisman informed me that he wasn't please with the cleaner. Now I just make my crews clean up after their-selves.

@Rochelle Ray, You are correct to say that the wholesaling market is much more work then sitting at a desk flipping paper. Only a handful of wholesalers will survive this summer, with the market so heavy with newbie's and the educated public only the most driven will stick around. To be honest West Coast investors ( California, Oregon and Washington)  are major players in a lot of the markets and as the their markets top the Vegas market will adjust accordingly.

I've been directing other out of state investors to Jax for the last year or so. As I see the inventory reduce I no longer refer others. :)
