@Alex Popescu, It really depends on your experience level, your toolbox and how many helpers you will employ. Based on your description it would take 1-1/2 days for 2 of my guys but we do this every day. For a DIY project I would estimate 60+mhrs

@Rick S., I've done business with Capella a couple of years ago. The owner Corinne is very knowledgeable and honest. She has a very straight forward approach in business. As far notes you will be dealing with Matt. My only complaint is communication, it can be difficult to get answers from office staff. During one business deal I had 3 different agents in their office taking over the file because of their employee turn over rate. Of course that was 2 years ago and may have changed. With that said, I would do business with again.

Once a property is foreclosed via tax or county liens and purchased, the new buyer must file for a Quiet Title action. Since the property was purchase with les pendens, I would file and serve the first priority lien holder and mortgagee with action, this will complicate the Title and push the litigation for out years. At sometime the mortgagee will drop the case. Hopefully the lender offer you a buy out for pennies on the dollar. During this process the return from rent will help offset the purchase cost.
Since Florida is Super Priority State make sure the HOA fees stay current.

@Sean Boon, You need someone to check on the property for you. Here's a way I use if I am out of town. Hire a landscaper to go over there to mow the lawn, ask the landscaper to take before and after pictures of the work. It is best that you have the landscaper call you when he gets there so you can ask questions about the condition of the exterior of the property. This way you get the yard cleaned up and you get a better insight on the condition of the property. If you would like to P.M me the address I will tell you the ins and outs of the neighborhood. @Sheeva R., I own rental property in Pittsburg and I have no problem with any crime or issues with the rental pool, by the way the area got Model City awards from the Federal Government last couple years. Pittsburg has great returns, the latest report shows the something like 80% of all sales were purchased with cash. Us investors here keep a tight lip on the market because of the low inventory.
Antioch used to be a great place to invest but now they have extreme crime problem. At one point they had to get the, State Highway patrol to help out with the patrolling. Southeast Antioch is better area but there are pockets.
