A very true statement. I like targeting class D markets on the upswing through gentrification to a class C neighborhood.

Jacksonville has a lot of inventory that fits your needs. You will definitely need boots on the ground for the hunt. Which markets do you  plan on investing in, A,B,C or D ?

Another rehab/flip by Rayford Properties, LLC, We are giving our B.P Community first look at this investment property before it hits the MLS. This one is almost done and once it's completed the interior pics will be available. There's new cabinets, tile flooring, tub/shower. vanities, sinks, shower valves, carpet, doors, counter tops and the list goes on in this split level home. This property is just asking for a 3rd bedroom to be added because of the generous layout in the interior that includes an extra storage room. This property boost a nice size backyard that's on the Ribault River so you can b-que and fish if wanted. Rear property boundary extends across water and part of island. Rents are running around $700 for the 2bd. Incorporating a 3rd bedroom should bring in $775mo.

I've bought 6 homes last year with all the copper plumbing missing. Now, I know where it went. Actually this house would make a good bed and breakfast or wedding chapel for the weird and unusual crowd. look at the Winchester House in San Jose Ca.
