$100k sounds like a great trip to Vegas or Disneyland ! Just kidding . Sounds like you have been busy in the rehab market. Why not offer a PML for a qualified property and let the cash work for it's self.

First and foremost " what would you want if it was your daughter" . I am sure the girls picked your home because it is in a A B class neighborhood and the assumed safety of the area. The tenant law states that a tenant has the right to habitate in a safe , comfortable condition as accepted when the lease was signed. I agree with Kim H, a judge will side with a tenant in this instance if there is a advisory from the police department to move to protect their safety.

The Las Vegas multi's are one of the most competitive markets here in the valley. There are a few in the D class market's that has cap rates around 7% with the A-C markets being a bit lower.  The issue with the D markets is the turn-over rate, it tends to be higher which affects the bottom line.  In the lower markets a good management company can help offset this. Also, be ready to invest in rehab on the C-D markets. The multi's that are in good shape and producing income are being held by investors or pocket listed.

Where exactly are you stumped? Besides research what steps have you've taking forward? The BP Community would need to know this in order to give you advice.

@Melyssa Green. Hello neighbor, I am a rehabber/flipper from Oakley. Read as much as you possibly can and get to know your investing area market. As you know the N. Cal market is very fluid and is really completive with most "deals" selling very close to retail. I do most of my investing in Las Vegas, Jacksonville, FL and others. There are several avenues and loan types that can be used to purchase a property, some are creative. I am here to help if you have any questions or need a professional builder's advice on a property's integrity.
