The A105 seems reasonable to me in this situation. If I were the architect, on something like this, I would use the B105, which is the counterpart to the A105.
Just the A105 standalone or add another form to it? Their website talks about A101 and A201 which confuse me.

The A101 is the full blown Owner/GC contract. A105 an abbreviated version of the A101. The A201 is the General Conditions which usually gets incorporated in the main contract via reference. There's no signature page in the A201.
