@Gabriel H.To me this seems pretty simple, you have a good tenant that is a bit needy but inappropriate in his attire. I don' think your sister should be comfortable with him if he is dressed inappropriately. He does need to make sure he is clothed adequately, but the hard part is getting that message across without offending. It's amazing what can be done over a quick visit and a cup of coffee if its presented right. Remember he sees this as his home (even though hes renting) and if he has a hard time moving around he probably doesn't want to bother with getting formal pants on. I would sit down with them as the land owner and just tell them that your sister feels a bit uncomfortable with the recent attire when shes been asked to come over for an issue. Ask nicely in person and most times it all works out. I think even mentioning legalities, suing, filing charges or anything along that line will only cause major problems and have your tenants throwing their guard up and throwing it up hard.

@Joseph M. I'm glad you see the value, and you're absolutely right if you are able to see the growth and take a gamble on the areas that are Gentrifying you can make serious money. Typically worst case you have a rental. If you play your cards right it's hard to miss on Real Estate, I'm sure you've discovered that. Are you looking into getting into the DFW market?

@David Song You can not apply a Flippers mentality to a Rental property just like you can't do the opposite. Properties that can have good cash flow do not necessarily make good flips. Personally speaking I find that a lot of my investors that have very nice homes try and put that belief of quality toward their rentals. That is not always the case. I compare it to cars a guy that only buys lambos and Rolls Royce will look at a toyota camry and wonder why anyone would pay 10k for a car like that. Also speaking to the price of land especially here in Dallas where I'm a wholeseller. There are areas where just five years ago there was 8ft barbed wire fences and you couldn't give the land away for much more then free, now they are building apt complexes and half million dollar homes (Deep Ellum) I wish I would of had a few 50k properties in that area.

@Account Closed As a local Wholeseller here in the DFW metroplex I would recommend you make that decision based on your time and your ability to manage a project. I would suggest to all of my investors if they are doing this part time to start off to do flips and use part or all of the proceeds of a flip or two to fund your rentals. The nice thing about rentals is they pay for themselves with little work, and can be tax shelters for your capital gains while you are  flipping (talk to a professional tax adviser for that).  If you are interested in getting access to my list of properties I would be happy to get you on my list, we get 30-40 Properties a month, so plenty to choose from. Hopefully that helps you out in this fun and excited road you just started on.

This is a true "contractor special"--it has been stripped and cleaned out--you just have to put it back together! Sales and rents are strong here--though it is brick, I discounted the ARV since it is a bit older than the comps. It has a garage which has been converted into either a 4th bedroom, a master suite, or a living room/bonus room. I would use it as a master suite for a rental. Plenty of space, and it has a larger corner lot, with a detached 1.5 car garage.

@Lissette Deleon I completely understand, I will say my investors that are willing to invest in the lower parts of town wherever they may be typically have a model of investing on the fringes of gentrifying neighborhoods. That way they can look forward to appreciation on their property while still making a revenue on their rental. Here in Dallas they invest in the Fair Park area, Trinity River, and lower South Dallas. I would suggest that you build a network of property managers and figure out which ones are having the most success in the areas you wish to purchase before even purchasing. You're property manager or whatever method you use to manage these properties will be your success or demise.
