I wanted to reach out to you because I agree with most of these posts. The Dallas market is hot, and the MLS is teeming with investors like yourself fighting over the properties that are being listed at retail rates. I am a wholeseller here in the DFW marketplace and I can get access to off market properties that never hit the MLS, cutting out a large group of people for you to compete with. I would also be happy to share my knowledge of the market and what is going on because simply speaking an investors success is my success.

  You have a great set of goals and a wonderful market to start in. I'm a wholeseller here in the DFW Metroplex and we get 30-40 properties a month, not all are good for rentals and not all are good for flips, but we get a bunch. I would be happy to show you how our business works and see if we can handle the hardest part of real estate (finding houses) for you. If nothing else I can provide you with great off market homes and help you figure out the market and what is good in the area.

My opinion is to buy in south Dallas, Fair Park, The Trinity River area, Lancaster, Desoto, and anywhere you think has a good rent return. I think it is a solid market for buy and holds. I'm a wholeseller and I get deals all the time for cheap houses that rent beyond the typical margins for those homes.

I'm a wholeseller here in the DFW marketplace and one of our investors loves to buy homes in our rough neighborhoods, Fairpark. He buys for 30k puts 20k into them and the rents them for 900 a month. He's getting great return and as long as you have a property management group that is local to the area you typically don't have many issues. That's not to say there aren't risks involved, there are always risks in rentals.

Ivy, I am not a local to your market but I would like to recommend like Mike B. said, reach out to the locals who are finding these off market properties. Being a wholeseller here in Dallas I get lots of feedback about how hard it is to get a property off the MLS. It's still difficult to get the right price for an off market property, but at least you are working with wholesellers that have access to those properties. I strongly suggest reaching out to your local market and getting some of their deals in your inbox.
