Small Flip or Great Rental! Lows days on market. House needs a bit of everything. Roof looks good enough if you are to keep as a rental. If you were to flip, I would replace the roof. I believe you can get away with $25k for a rental and rent for $1200. If you were flip it, $33k should do it and at $104.34/sqft , which is much lower than the average, you should be able to sell quick. 1222 Clarice is a comp that we sold to my investor and he sold his for 143.5k and its 300sqft smaller than us.

For rehab, it needs a new roof, some sidewalk work, and interior cosmetics. Rehabs in this area--and just across the street are getting $100+/sqft, and rents are really solid at $1600+/mo.

This is a cheap, turnkey rental in a nice little neighborhood in FW. Not much equity in this deal, but the rents are high in this area. The current tenant is in through the end of the year, and then you can raise rents or get a new tenant in there at $800-975/mo.
