Finishing up my first flip now, roughly 20% ROI with a conservative selling price. Looking at 4-5 months from initial offer to listing and I have a GC handling all the work, so my time has been just driving to check status/give input/drop off payment. Feel I'll probably try to stick to that ROI in the future, but if there was a 10-12% ROI deal that would take 2-3 weeks to list and my agent thinks will sell quickly that would be hard for me to personally say no too, especially since I'm not doing any of the work. That might not be worth it to more experienced investors, but starting out that seems like an easy way to build momentum and have a snowball effect.

You should absolutely close a seller finance deal like you were closing with a bank. Get a title company to handle the transaction and draft the docs and get title insurance. Closing costs will be slightly less but title insurance, transfer taxes etc are the same either way whoever is funding it

Looking to utilize creative financing for a potential purchase as the seller is open to it. Was curious as to what closing costs there are with seller financing and if there is a ballpark figure or percentage to budget for?

Also, are there any different steps to take/things to look out for when going the seller finance route?
