2005 Honda Accord, paid my father cash for it 6 years ago, has 110,000 miles. You can't beat the Japaneese cars for value IMO. Just change the oil, add gas when needed, and your good for 200k miles easy.

I'm interested in a property FSBO, so need an attorney who knows the process of writing a legal contract. Any recommendations are appreciated.
I have 3 rental properties in Baltimore. I'm looking for a good general contractor to do maintenance and improvements. Right now I have a storm door that needs replacing. Any contacts you have are appreciated.

@Rob Caldwell, yes, would be a purchase from a wholesaler. I'll do some research on assignment contracts, I'm just not familiar. I do have a lead on a RE attorney in MD that my brother in law uses, so sounds like that is step 1, find an attorney who knows the process.

My leases are such that after the 1 year lease term, the occupancy becomes month to month, with a requirement of 30 days notice if they plan to vacate. I've never had any issues, and tenants like it, gives them a lot of flexibility. I had one tenant on month to month who stayed for 3 years after the 1 year lease term was up.

How does one go about making a contractual offer on wholesale properties? I've purchased rentals, but all have been listed on the MLS, so I had a buyers agent. I would assume that I would need a RE attorney to draft a contract/offer, correct? Does anybody have good recommendations for RE attorneys in Maryland?

If you have cash flowing properties you are paying taxes on that income, so I personally don't see a big tax advantage by owning real estate. In fact, just the opposite, in years where your maintenance and improvement expenses are low, you get hammered come tax time!!
