You state that banks want to lend money and based on your reasonable assumptions, it should not be an issue to refinance after 10 years.

If so, why would the original lender choose to call the loan at balloon time as opposed to re upping?

because we know depreciation is not a 'real expense', its just tax forms.  He acknowledges that he is deferring the tax but is planning and hoping that the long term capital gains tax remains lower than the income tax.

Depreciation recapture is ordinary income.

Most of my depreciation was taken at a lower marginal rate that I would have to pay now if I were to sell.

Hi - I hope i can get some help here.  I have a few discussions that I am following (below.)  If I click of the "blue" topic I am redirected to that discussion.  I assume that's how it's supposed to work.  However when I click on the second topic below ("Crazy low risk...") I get redirected to the main "Recent Forums" page.  Is there a glitch?  I'd like to add a post to the existing discussion but cannot get to it.

I want to be vauge in case it's not allowed.... In general is it permissible to seek houses for sale?  I cannot find a list of "rules" that says yea or nae.

(If not and above is even too much to say - I will edit it to some not related pleasantries)

I personally don't want to sell it back to her as it needs no repairs and is sellable for $125k conservatively as is (picture an older couple who turns their car mats upside down to not let them get dirty and takes care of their house the same) ;  the sell back price would be $90 k so obviously them moving on makes the most sense to me but terms have to work for them as well if I want the deal or if I want to keep a clean conscience. Also, I hope this is the best place to ask?

I have a house under contract (sell) in Ohio and I am trading it for property in NW Indiana. My realetor recommended IPX Investment Properties.  They have a Chicago  office.  Does anyone have experience - good / bad  -  with this campany?

Would anyone have another recommendation?

I'm fairly well versed on the rules etc, I just need a trustworthy, cost effective facilitator.
