hello zak I am from California we are getting ready to do a 1031 exchange and looking to get into rentals.  What would you tell a person from California thinking about investing out of state? Cash flow sounds great but California properties appreciate so much more faster. So I was thinking maybe vacation rentals or something. Maybe in Arizona a house by the river to rent out. Curious on your thoughts thanks.

Ya I was going to invite you guys and some people that I know maybe even have a caterer drop off some food and everyone can exchange contact info. We were going to do it at my commercial property in corona. Would that be to far? Maybe carpool lots of members from that area coming haha.
