Several key points: 

* you cannot STR if your primary residence is not atlanta

* you can only STR your primary residence (in atlanta) + 1 additional unit.

There are other restrictions, so read carefully before investing.

I live in Atlanta and am looking for another STR to invest in. It's the first time I'm interested in a condo purchase. I've noticed on Airbnb that there are hundreds of condo Airbnb rentals. How does that work? I thought that most HOA's prevent STR's?? How do you get around that? Or are people just investing in condos where the HOA doesn't care??

So, it's better to sell the house and transfer the funds back into my retirement account? The expenses and property taxes have gone up exponentially over the last several years. At this point, since I can't write anything off on the house, I'm breaking even based on rent income vs expenses.  The house is paid for.

Sam, I'm just starting my journey into private investing so I don't have much to share other than from what I've researched, it's a lot less headache than flipping. You have to find a team that you can work with and trust. Do background checks and due diligence.
