My SDIRA purchased a home a few years ago. There's no mortgage. I'm interested in leveraging the equity that my IRA has in the house to get a mortgage for an investment property in Florida. Is this possible?

What's the best way to start a private lending business? How do you go about finding customers? Contracts? Etc.....Any info will be greatly appreciated!

@Dmitriy Fomichenko , so it probably would be financially better to leave it in the IRC LLC. That's a huge tax bill to have to pay if i converted it over. Maybe not worth it.....

I currently have a checkbook IRA that I set up through my SD IRA account. Is it true the Solo 401K doesn't have fees?? If so, How do I go about converting my checkbook IRA from my SD IRA company to a 401K account? I'm self employed, no employees.......
