As far as financial markets are concerned, a green Christmas is better than anything Bing Crosby could have crooned about. Green is the color that flashes when markets are improving or when interest rates are falling. Green, for lack of a better word, is good.

Biggest difference is going to be the tradeoffs (which has pros and cons) of lower rates and fees but much more hassle, paperwork, time suck and potential for deals not working with strict requirements (conventional) vs. hard money (higher rates and fees, but much quicker, much less documentation and time and hassle, and a much lower likelihood of deal dying - hard money lenders can be much more flexible)

I'm foremost interested in STRs, MTRs, and student housing.
What types of loans am I looking at for my situation?
You are likely going to want to look for a non-QM probably particularly a "DSCR" non-QM loan. Non-QM is really designed for people in your situations that don't have W2 and are self-employed, DSCR is a subset of non-QM for investment properties specifically, and are typically the best for for STRs and MTRs

Some DSCR lenders will require experience, but there are a few that do not
