Each state and sometimes even county/municipality has very different rules and laws governing this, its a very tangled web of understanding the nuance of how it works.  On top of that, the interest accrual schedule can vary tremendously.  If you are going to get into tax lien investing, likely best to hyperfocus on individual jurisdictions and really know the rules and processes that are followed

Go to a private lender that offers both hard money and DSCR loans, they will be the most flexible and creative in structuring the deal the best way and giving best optionality for when you are ready to refinance or sell

Adding 5% prepayment protection for 5 years and a couple points can make the rates extremely competitive

are you seeing any shift in composition of the buyers with the recent cooling off (i.e. more/less investors vs. owner-occupied?)
