@Brian Gibbons @Shawn Wilson You have the basics of lease options down. You may be able to charge a premium for rent since you are leasing the properties out. I would connect with Brian to see if he can anything of more value than what you are already currently doing. Are you planning to hold the properties long-term? You could do lease options (think rent to own) that may work too.

I'm looking for a flipping partner or mentor to help me fix and flip houses. In exchange for your knowledge, time and money to fund the deals (I will be using a hard money lender for funding most of the acquisition and rehab of the property); I will split the profits with you 50/50 or even 25/75.
I can also provide sweat equity to this partnership by going to the properties and creating a SOW to be completed. Essentially I can be your boots on the ground if you're an out of state investor. Right now I'm looking for REOs and other fix and flip properties on the MLS. I've had my eye on a few potential deals so I'd like to begin immediately. You can use sites like Realtor, Zillow and Truila to see a list of recently sold homes that are similar to the property you want to invest in. Keep in mind that they must be very similar to the subject property to determine the ARV accurately. Close to the same square footage and the same number of bedrooms and bathrooms. Make sure you also check to see the properties have been updated and that should give you an accurate idea of the ARV. I would also recommend looking for an investor friendly realtor in your area to help you out, they can be a valuable asset to your team. Hope these tips help you out.

You can contact a realtor and ask them to pull comps for you or you can look at recent sales that match the property and determine the ARV that way. However if you do the comps yourself you run the risk of missing important details when doing your own comps. Just my two cents.

Welcome to Bigger Pockets, sorry for your loss. I know what it's like to lose someone close to you I lost my grandfather in October 2015. I understand where you are coming from with wanting to help others, now that you have found your purpose you should set some goals to keep that drive going. They can be as simple as reading X amount of pages of a given book per night. This can help you stay on track and achieve each goal you set for yourself. Hope this tip helps you out.

Thanks for the information, I'm not behind on my mortgage payments but I'm looking for a way to sell my home for the minimum of the loan payoff amount and with any luck (and a prayer) I'm looking to move out of the area we're in and start fresh well sorta. I'm thinking it might take a while though as we have a less than perfect credit history (my credit is 630ish and my fiancée's is worse than mine).
Do you work with new investors with no "skin in the game"? I'm looking for a loan for my first rehab and retail sale.

@Wayne Brooks How much of a credit hit would be taken with a short sale? Just curious because I may end up doing one with my primary residence that is if I can.
ARV is based on comparables sales within the last 3 to 6 months. You would compare very similar homes that have been updated and have recently sold. The comps can be pulled by a real estate agent pretty easily and quickly. Hope this helps you out.
