Buying a home with $10K might not be quite enough, but you still have time! Look at affordable areas like Mesquite, Grand Prairie, or Cedar Hill and go for an FHA (3.5%) You need to know where exactly you will be working first.
Closing costs can run $5K-$10K, so negotiating seller concessions or using first-time homebuyer programs can help. House hacking is a great move if you buy a 3-4 bed home, rent out rooms ($800+ each), and cover most of your mortgage. I know a guy doing it right now here in DFW. He bought 2 homes eventually.
To get started, keep saving, talk to a lender to get some real numbers, find a realtor, :) and get pre-qualified about 3 mos before summer 2026. You should be good to go!

Hi guys,
I signed up about 3 weeks ago and no one can seem to help me get my Live Oak Business account connected to Rentredi. If you through the system, it's pretty easy and says to choose your bank and log in as normal once you find your bank in the list. It uses a system called Stripe by the way. I see my bank in the drop-down, BUT it's the normal personal login that it connects to, not the BUSINESS side.
Do really have to use a business account to collect rent or can I just set up a new account from any bank and only use it for the business? This is a crazy hassle and I'm at a dead end since NONE of these people can help. Oh and by the way, yes I tried the manual function where you put in all of the acct and routing #s yourself through the system. Still a no-go!
One last thing. I tested a personal savings and it connected right away. Ugh...

I think the outskirts are you best bets! Places like Forney, Melissa, Royse City, Princeton, Midlothian.
They all still have plenty of room to grow!

I know you want to leave, but your job is your biggest wealth builder. It will be tough to build if you leave. Trust me, I did it. I do think house hacking is a fantastic idea while you are young. You can definitely build off that.

If this is a long term hold and you can swing the $300 I think you will be fine. You will be raising the rent over time and when the time comes (whenever that might be) you will be able to refinance. Just don't wait on that one though. When this thing turns around like it always does, you will be happy that you at least acquired the property.

Make sure you check out the area and the costs of the duplexes. I'm guessing that you wouldn't want to live where some of them are. They exist here but they are not as plenty for a single family homes. Once you check out ones you like in the areas you will live in then you can check your numbers for accuracy. Good luck! Rob
