Post: Im 20 years old, should I buy a house or rent?

I am in a similar situation. I currently live at home, don't pay any rent or anything so I've been able to save money this past year. I would like to move out also, living away from my parents house for 4 years at college and then coming home has its pros and definitely its cons.

I'm in NJ, so finding a property which I can afford is harder than finding a nice place to rent in a good location. Also I am not totally sure where I'll be in 2,3,4,5 years, so any house I'd buy I'd have to make sure I can cash flow if I decide to move in let's say 2 years...

So kind of going with the first question, if you're not forced to move out of your current home where you don't pay any rent etc.. is it dumb to go out and rent a place...? I'm thinking it might be....
(I actually just found a great place that I can rent with 2 friends if I'd choose to; would let me sleep an extra hour in the mornings)

Has anyone used comp's from Property Shark? I am looking into it, but wanted to know if they are reliable and if the recorded sales are complete etc... Also does anyone know where they get their sales data from?

Any input will be helpful.

Check out the author, Peter Conti and David Finkel I believe it is. Google them or type them into Barnes n Noble.

They focus on wholesaling mostly.

I got my numbers from a different report and I forgot to specify they were the numbers for Condo's and Co-ops only.

The report I was looking at, the following were our 2q08 #'s

For all homes in BK, the median price was down 6% and the medium price was $521k
The average price was down 2% with an Avg price of $569k
Sales were down 29%

I believe the raw data comes from the Dept. of Finance in NYC, but everyone's report will be slightly different.

For the 2nd Quarter Brooklyn had a medium price of $448k, 1% up from 2q07

Ratner has had ALOT of trouble with Atlantic Yards, the Net's stadium has been pushed back countless times.. I'm very interested to see how that whole development plays

My biggest road block is probably a combination of getting over the hump of acquiring my first rental property and having some cash/cash reserves in case of an emergency. Also trying to find a balance between the new job, investing and my social life (the social life has been taking up a lot of time this summer; beach house with some friends)

Can anyone tell me about the outlook for Scranton, PA?
I see the population has been declining, but have also heard good things about it.

There is supposed to be a rail system being put in place that will travel to Hoboken, NJ which has easy paths to NYC.

Any information about the area will be appreciated!

Read this in the Real Deal magazine and thought it was pretty neat. I always go by Astor place in the city, but never knew who the guy was.

Even back in the 1800's he was looking for awesome deals on real estate.
"In one case he picked up an entire city block of Harlem, which was estimated to be worth $1 Million for $2,000."!!
