I live in North Jersey, Bergen County and am looking for some places where I could buy property that'll cash flow.

I wanted to get people's opinions on Jersey City; where do you think the city is heading, the good/bad areas in the city and any other opinions you have on JC.

I am looking to research the city more in the coming weeks but would love to hear people's opinions on it.

Taking a quick look on craigslist, I see multi-familes anywhere from $200-$500 depending on if it's new construction.

Also, let me plug my idea :idea: of having dedicated sub-forums for each state. I think it will be beneficial for netoworking and getting to know your own local market etc.... If you like the idea let Josh know!

I was thinking about purchasing Larry Goins course on wholesaling. I am skeptical when it comes to guru's because they seem to all be more in the marketing and selling business than real estate invseting.
(I know that is a big part of REI but you get my point...)

I also don't really trust the testimonials on their websites etc, because why would you post a negative testimonial on your site! haha

Anyway, what is everyone's opinion on Larry Goins and other guru courses and has anyone used them with success?

I also understand its what you put into it and that buying a course will not magically make me successfull.

Thats why all real estate is local. You can't compare Ohio to California, it's two different demographics, locations and situations.
NYC is seeing new high's for selling prices still... because there is little new land for more condos (supply) and people want to live in the city (demand) and have the means to pay for it (demographics)

Demand and Supply.......... why do you think its cheaper to buy out in the middle of nowhere....then it is in a congested suberb right outside the city....
Economics 101

In the end its a personal preference.. why anyone would pay $500k for a 2 bed house is the wrong question.. because its all relative to location,location,location

Asking why anyone would pay 500K for a house in _________ (ie. detriot) would be a better question

I know this has been suggested in another post but I want to bring it up here.

I'd like to see a place where you can go and post topics about your area/state.

Every market is different and I'd like to see whats going on in the local market.. I'm still amazed when I see people say they bought a house for $50k, here that's a modest down payment.

It'd be much easier and beneficial for people to be able to get to know their own market by netoworking with the locals....

Anyone have anyyyyy interest????

I found a lady who has five properties all in pre-foreclosure. They are in a neighborhood where I want to buy and hold for rent, all in desirable locations.

My plan was to send a postcard or letter to her home address and then state that if I will call to follow up in a week's time if I do not hear from her... is this a good plan or should I man up and just call from the beginning.

Also, what should I say, should I state that I know she is "behind in payments" or just simply say that I am looking to buy in the neighborhood and I saw that she owns a couple properties....

Belize has a good amount of islands for under $500k

How is your friend doing that bought the seven islands?

Grandcentral.com gives you a phone number which you can have directed to your cellphone, home phone or any other phone you'd like. So you are hiding your actual cell number, however its only for inbound calls...

youmail.com lets you customize your voice mail for anyone on your contact list and you can have a different voice mail message for people not currently on your contact list....

Both services are free, grandcentral I believe you need to get put on the waiting list.. took me about a week to get a password emailed to me...
