I know plenty of kids who had high GPA's and were not the cleanest, and/or most behaved kids.

There's going to be some students who trash the place and some who are not going to... I think its important to check up every so often so it doesn't get out of hand....

I would def. not go with those two companies then. They deal with higher end units, usually a couple million. The average price of a condo in manhattan is around $1 million.

Also, I don't know how realistic wholesaling in NYC is giong to be. I won't say immpossible b/c nothing is....

How does the agent get comensated for this? What motivation does the agent have in sending you expired listings if you are trying to wholesale them...?

I think each college town is different. There are different "norms" which landlords follow and students looking to rent are aware of.

In my college town, leases are always one year june 1st to June 1st, 1 1/2 month security to 2 months, and rents are basically charged on a per person base. It averages around $430-$500 a person.

My college town is also walking distance to trains, and buses to NYC and Newark Airport and close to major hospitals, so like I said before certain college towns may be a much better investment than others...

I actually have a house that is abandoned right in my backyard!

I got the phone number of the owner and called... left a voicemail. It's been around a week and haven't heard anything from him, should I call back after a week or is that being too demanding/intrusive...?

These are two points drafted in the bill, more are in the article.

"Tax credits for buying troubled properties: The bill would create a tax credit of $7,000 for homebuyers who buy foreclosed homes or homes where the current owner is in default."

"Bigger tax break for homebuilders: The bill would expand the so-called net operating loss carryback. The provision would extend to four years from two the time a company may apply its 2008 and 2009 losses to past tax bills.
Homebuilders who enjoyed a profit surge during the housing boom would be able to offset those profits with their losses due to the downturn. The thinking is that the break could help homebuilders preserve jobs and stay in business."

I'm very interested in this question also.

I have some experience, but from the other side... I rented a house last year at Rutgers University. The house was still standing when we moved out.. and seriously, we didn't do that much damage at all and we cleaned at the end because our landlord took out $ from our security deposit for any "cleanup" paint etc.. which I thought was kinda of BS but didnt' really bother to fight it or even question it.

I also talked with my landlord recently to get insight about rental properties and he told me that he hasn't had a vacany since 1992, (he owns 9 apt units) and that they are great investments overall for him (his goal is longterm growth). He also set aside $100/unit for maintence and turnover, but this was after renovation of the properties.... and he manages himself...

Students at Rutgers pay all utilities, and the leases are 1 year June 1st to June 1st, but we had to vacate May 28th to leave time for him to clean up for the new tennants.

I am also from NJ, Bergen County. What part are you in?
Were you doing BPO's at all before that "call".
Can you tell us how you started doing BPO's, what books to read or education to get... and some of the NJ BPO companies?

For example of some meals, go to menshealth.com. I always use their recieps they put into their magazine (atleast 2 an issue) this month's issue has over 50 "muscle building" recipes. They are mostly chicken and fish recipes. AND THEY TASTE GOOD

Also, I bought this book by Robert do Remedios, MA, CSCS, director of speed, strength, and conditioning at College of the Canyons in Southern California.
The workouts he has in his book are all multi muscle moves, like Tony stated above. These workouts will not make you bulky or stiff but flexible and fit; an ahtletic body. He explains the philosophies of lifting and is very detailed about what and why he recommends these workouts.
