@Jimmy S.
It's only week difference. On month-to-month lease and because they put in their 60 day notice, I would say start advertising vacancy soon and be prepared to get it rent ready before February.

If you have multiple properties you are dealing with another tip when they deposit directly into your account is have an odd amount in change. For example if the address was "1234 Main Street" have them deposit directly in to your account $1200.34. Also address "4321 Smith Avenue" would deposit $1200.21
Best of luck!

The Multifamily investor I is more small (single family, duplex, triplex and quadplex) investing like 50 units and less. The Multifamily investor II is everything above that. What are your goals? I've heard both are great. I haven't read them yet, however.

Depends.. what are your goals? Do you have enough cash to make multi make sense? One thing you may want to do is, start gathering 3 or 4 houses. Then you may have enough equity/cash flow after then to tackle a 4+plex.
Just my 2¢, best of luck!

So for #2 the site rent-o-meter.com should help ballpark. Otherwise call around and just ask how much (comparable to what you have).

Not sure about #3, how good are you with spreadsheets?
I haven't heard anything about #2
I would recommend going pro and using the tools on here. That may be a little biased though.
Best of luck!

Sorry, you can probably search bp, it was something recent in my mailbox if you don't already have email articles from the site.
You were asking about where to find deals and I had just found the link when I saw one of your comments.
Best of luck!
