I believe Reading, was just listed as one of the 10 most depressed real estate markets in the country, sad stuff.

I've met the developer whose project was set on fire, Bob Shuman  he spoke at a DIG meeting one time. Shuman  as invested a ton into the city, really nice guy, hopefully they find the parties responsible for the fire.

Overall Reading, really needs a change within city government to get things moving in a positive direction.

I used to work in Allentown before the downtown was redone, it was a depressed area then, but from what I'm hearing with the downtown changing things are starting hum up there.

If only Reading could get its act together, tons of potential there.

Sounds like fun times in Fishtown! L&I will be probably be by just because of the amount of heat they have taken in the past. The rehab looks like its going well. I'm surprised you were able to get this off the MLS, and not have a bidding war with the other rehab outfits in the area. Good luck Roc

Hello everyone, just seeking prospective who have been wholesaling full time for 5 to 10 years. How much has your game plans changed with the markets. For example your doing direct mail, did you have to change your target prospects with the climate of the market. 

I'm just curious at the investors who have been at it and doing it consintslley, thanks.

Hi Ben, welcome to the site. West Chester is a great area and Chester County is one of the best counties in the country to live in. 

Your in a good position Ben because you can FHA to purchase a multi unit 1-4 units. Good luck and contact me offline I can recommend some good agents to you.

 Kevin's hit the nail on the head, but it really depends on what your lease states. Overall though if YOUR lease is a month to month you need to notify your tenants that your not renewing your lease usually it's 30 or 60 days notice. Send it certfied mail as well as snail and post it to the door. Take pics of this. 

Also your tenat is already breaking your lease, by not permitting you entry in to the unit, even the most generic lease will have a provision covering this. 

Lef me know how else I can help, good luck and remember your can't evict the tenant for being a slob, you can evict because he or she is not permitting you access.

Not your problem, and your tenant is trying to pull a fast one on you. The best you can do is as someone mentioned earlier is to have a floor light other then that your off the hook. Roc
