Does anyone have a go by spreadsheet for contact list for a mailing campaign. I'm starting to mail letters to homeowners facing foreclosure and need something with there info but most importantly how many times I have contacted them. Thanks Roc

Who cares what you tenant stated, the most important aspect is what does your lease state. Your tenant can state whatever because at the end of the day if ain't in writing its hearsay.
Turn the heat up on this squatter and get rid of it, offer the person 500 cash and get them out, your losing my money by the unit not being rented out. Good luck and happy new year. Roc

Question for the people who focus on short sales, what's a better business model selling short sale leads, with all the paperwork completed to a realtor, or doing all the work and teaming up with a realtor to spilt the commission they make.
I guess my question is where is the money at when doing the short sale. Thanks Rocco

Maybe I'm missing something if the cousin is not on the lease, he is technically a squatter. Tell them they have the weekend to move out or your calling the cops because they are squatting. I.E, they have no tenants rights because they are not on the lease, be wary though there are some common laws regarding squatters. Roc
