@Steven Preston Is correct.  You can go ahead and submit all the offers you want but just don't wear out your agent.  Once you get an executed contract you will be responsible for EM and Option Fee.

@Nicholas Weckstein Need to shop around for a rehab lender in your area. I would go to local REI meetings and see who others are using. I'm using a local lender at 6/1/12 and will finance purchase price + rehab.

I'm going to have to agree with @Rich Baer on this one.  This is a business and nothing personal.  When was the last time you received a gift from you mortgage company?  I do applaud you for thinking of it but it's something I would not consider.

@Vincent Chen It's just another tool that needs to be in your toolbox.  You never know what a seller's motivation is.   I've done deals at 0% interest because the owners were so adamant on price.  You never know who is going to say "yes".  This worked out perfectly for me.

Just build a Facebook site for your business but have your own URL and direct it to your FB account.  Very easy to do.
