Hey all?  I'll be offering owner financing on a property and was hoping someone could share a form with me.  I'll only offer financing to investors and looking for a form that states buyer is purchasing property as an investment and does not intend to live in property.  Any help is appreciated.

@Andrew Acuna Welcome aboard!!  I'm originally from Sharyland.  Go Rattlers!  I primarily buy in DFW but I do have a flip property under rehab in south McAllen.  I am hoping to have it listed within 45 days.  One thing is for sure The Valley market is not like DFW.  I originally listed home "as-is" and had no takers so after 2 months decided to start full rehab.  That same property would have had DFW investors all over it within the first week.  Still a great market, especially for rentals.

Hire an engineer to evaluate.  Worst case you double your rehab budget to $20K so you are all in at under $40K and getting rent of $1200.  No brainer.  Buy, Buy, Buy.  Unless you can purchase another property already fixed at $30-40K.  Best of Luck!

@Ryne Valerio Too many people want a quick and easy fortune without putting in the time needed to build that fortune.  It took me 15+ years to achieve what I have now.  Stay focused, keep your head up, stay positive and get away from the "naysayers".  Go to DFW Real Estate Investment facebook page to network with other local investors.  Best of Luck!

Mold is Gold.  Typically an easy fix that scares off everyone else.  Based on pics it looks like a nice property.

Put new toilet.  Home Depot sells a good one for under $100 bucks.

Easy fix if done right.  Remove the tank and put new tank to bowl bolts in place.  Do it right the first time and you won't have to go back.

Congrats Jay!!  I continue to learn from you.  Where do you write the escalator clause in?  I'm assuming special provisions or is it another contract all together.
