Gotta love going to mailbox and receiving an unexpected check.  This is why it is so important to reserve minerals on any property you are selling.  This is also why I believe certain areas of Texas are better than others for acquiring properties.  I flipped this property back in 2011.

Wow!  I am surprised no one has mentioned Discover.  I am receiving 1% on all purchased and they always have 5% incentives on gas, Home Depot, restaurants, etc.  throughout the year.  They also provide a free credit score.  No annual fee.

We have worked  with FW and Arlington Housing program and I have no complaints.  Make sure to still get full deposit and run a credit check.

Recommend calling other plumbers in the area and see what they quote you for hydro jetting line.  Your price does seem rather steep.  We are charging between $150-300 for snaking main line.  Worst case go rent a sewer snake at Home Depot and do it yourself but be careful you can lose a finger :)

Recommend VPF.  Find a wholesaler and you should not pay more than $1-2/ft for product.  Pic is of a rental in which we removed carpet and installed VPF over cement slab.

From the pictures it does look like it is off (all ball valves are in the off position).  Luckily it is not a huge storage tank.  Should not cost much to remove it.

I had a client sell his home and child support was immediately taken from proceeds.  I would recommend getting everything out of your partners name and transferring it to yours.

@Brennon Manske Assuming you are taking property sub2.  You need to notify previous owners that they can not make any tax deductions on property.  You are now the legal owner of property and will be including property on your own taxes.   To be honest with you mortgage company does not give a da**, they just want their payment.  This has been my experience dealing primarily with large institutions.

I disagree with @Jassem A.   Installer/Company you choose makes a huge difference.  What good is a warranty if no one is standing behind it?   It's not like your going to take the unit back to the manufacturer in case of failure.  I would also look into a Goodman unit.
