Agree with @Kent Verge . Make sure to update address so you get any mail sent to original note holder. I have also received checks payable to note holder (usually escrow refunds) and with POA I have never had an issue depositing them directly into my account.

I have always kept my sub2 deals as rentals.  In your situation I would consider keeping current policy in place and seeing if you can add yourself as an additional insured.

Howdy Rodney!  Welcome aboard.  I've heard residential care homes create massive income.   How has your experience been?  I am currently renovating a 4-3-2 in Arlington and I am contemplating the idea.

While I do not want to discourage you from going to college.  I went merely as a back up plan if my businesses failed so I could go work that normal 8-5 job.  Now I have a nice looking degree hanging above my office desk which I have never used.  If you have found your passion at such a young age go for it.  Read all you can (self-educate), network with local investors in your area and I would recommend asking one of them to mentor you.  In exchange you would do manual labor task, pick-up materials, do office work, pass out flyers, etc.  BEST OF LUCK!

Your agent is being greedy.  He did nothing and there is no contractual agreement for compensation to be justified.  I would not offer him a dime.

And yes I am a licensed Realtor.

If wallpaper is not peeling I would not recommend removing for a rental property.  Did painter also include floating walls and retexturing after wallpaper is removed?  I would consider painting trim and doors a contrasting color.

Neutral tan/beige but use Kilz primer first.

Team up with a Realtor.  I am one and it allows me to do my due diligence on properties I am considering.  Using the new matrix system you would type in address of home and perform a search within 1 mile of subject property, do a search from 1 year back.  If you still get no other properties widen your search criteria and date range.  The majority of these homes will be at or near the 2% rule.
