This seems like it would make a good "sub2" deal but if your not financially ready for a rental you may consider birddogging to another investor.

Pay more attention to your water bills and keep track of usage.  If you see a spike in bill/usage send someone out for inspection.

Definitely agree with you.  I really dislike that fact that most so called investors do this to homeowners.  When I draw up a contract to purchase there are no contingencies, partner walk thrus, inspections or other BS to allow me an easy exit.   Granted I do not write up 100s of contracts per week but nearly 90% of the contracts I write up get executed.  I think if you are not prepared to buy the home why waste everyone's time and kick the homeowner while they are down.

TX Trust Credit Union offers up to 75% LTV at 4-5 fixed interest but it's only for 15 years.

I'm paying $11-12/yard includes removal of pad and carpet and installation of new pad and carpet but I have not used carpet in a while as I prefer VPF.

Your way off.  Oil/Gas companies use directional drilling to drill 1,000's of feet under surface.  Many rigs are 1/4 mile to even 1 mile from homes.  These are standard subdivisions usually on 1/4 acre to 1/2 acre lots.  Surface rights are never interfered with. 

FYI - I have received multiple checks on my own home and have never seen rig site
