If you have pictures I would put those up and just say property will be available after so and so date and cannot be viewed before than.

I wouldn't do it plain and simple. Theres a reason that those properties are what you are finding available. You don't want to deal with the break in's and other hazards of that type of area. So in my opinion DONT DO IT

Actually if we all could do repairs ourselves prices would seem like everyone in the service industry was ripping us off, but unfortunately we cant so their labor, overhead, and other fees is the cost of doing business.

                   Not sure about your state but I know in many states you do not have to disclose that there was a homicide in a home. The law states that this should have no affect on the properties price. I actually sold a home in south Florida where a woman committed suicide in the home. If I were to disclose this to my clients my license would have been on the hook. I think its a bad law, but hey I can only follow the rules. I would look up that states real estate rules regarding that or contact a realtor in that area and ask them.

Not somethng to worry about been doing direct mail for years

Their deposit should be transferred to you so began the eviction process and use their deposits to cover the months they aren't paying. And if its 50% less go for it!
