Why pay if you need comps in the Tri County area of south Florida i will do it for free, business is more important than getting paid for comps that would take me a few minutes to complete

First off i feel like all these Gurus are a joke, There is a guru in Florida whose hole pitch is for you to lie to people about being a guru yourself. He teaches people how to dupe suspecting wanna be investors into thinking that you are the Guru and how to make them sign a paper stating that they are your apprentice. Make them do the work basically and you get a cut of their proceeds and none of their losses. smh

That tenant is a genius. I would raise the rent, if they dont like it tell them you will start the eviction process. But let them know they are personally resonsible if anything happens. Unless you just kick them out and do it yourself!

Yea I say that because you are potentially losing a large segment of renters looking for properties. I say that only because I am a realtor/ investor. But one of the things you can do if you dont want to go that route is get with a company that checks on bankground checks and credit. Than list in places like Craiglist and even put signs out saying you have a rental. I have a company i work with in south florida i can send you the link if interested.

Go to a realtor so it could be listed in the MLS.

There are deals even in those markets. Find properties where the people are desperate to get out, find wholesellers, those are where the deals are at!

everyone suddenly tells you that they always knew real estate was a money maker blah blah blah. Now they want in, they want you to be their mentor, but before that they thought you were nuts
