Could anyone provide me with the necessary contracts for doing wholesale deals in Tampa, FL?(more so FL in general). I'm presently in need of the specific contracts that are needed for doing deals that are for: (1)direct sell from private seller-to-cash buyer and (2)direct sell from private seller to investor buyer whom will be utilizing hard money for financing.

I need to know how workable is the tactic of using the property's equity to cover the down payment and closing cost as long as it supplements the rest of the funding being obtained?

Ex: Lender fund 65% of a $50k deal. The owner has 35% of the down payment as well as closing costs in built up equity.

In addition to the above question, would the closing of a transaction like this require an experienced closing attorney or title company?

I'm open to all additions or corrections to this.

I have an idea that I'm pondering on its feasibility as a little to no cost strategy. That being said, I'm wondering is it possible for a free & clear homeowner to quit claim deed their home to an investor in the event that the investor can obtain a cash out refi,pay the homeowner an agreed purchase price amount and have that home as a rental for the investor w/out the refi loan being in the homeowner's name? Additionally, can all of that occur in 30 days or less as well as w/out tittle seasoning or the investors credit being an issue to obtain the funding?

So Bryan, what about private owner sales that were closed with all cash? Where would that data be located at?

My recent endeavor of finding a real estate agent to work with to accomplish a couple of things(in which in total entails deriving data from the MLS,) has led me into contact with someone who is not an agent but has informed me that cash buyers obtained from MLS data are not including in the data from deals that were closed privately in real estate attorney offices. I'm wondering is this true? If so, how could data on those private cash only deals be obtained so that a list of cash buyers could be compiled?

Thanks for the response. The property is a single family home valued at approx. $49k. With his assistance by using that house as 'skin" for me to get funding in leverage against my credit, any funding that can obtained at a fair LTV is what I'm after.
