@Leo Koonan Hmmmmmm I think you are very high on the repairs.  The exterior needs nothing.  New roof, new HVAC, New Windows.  What would you do to the interior that would cost you $25k?  Please keep in mind this is a $750 rental.  You're not gonna want to do granite countertops.

The property was stabilized (95% occupancy) and had a lot of value add potential.
