Thanks for sharing. In retrospect, what could you have saved or cut out in order to lessen the rehab costs to be able to pull out more in line of your initial investment?

Congrats @Robert Shedden. Good job on jumping in. It is not a deal for everyone but great that you have an exit strategy. There is certainly a risk associated with the reward, and it sounds like you thought this through with your plans to refinance. It is also good that right off the bat you are positively cash flowing. Wishing you the best. Please keep us updated on the outcome.

@Eliza Oommen Has the tenant been contacted and have these concerns been addressed directly with that person? If not, that should be the first step. Also, how is property management proposing to handle it? Just trying to get a gauge as to the quality of your PM service.

Great topic. I am a beginning investor with 4 children under 5 (including two 6-month old twins). I aspire to do the same. Our first SFR closes in 3 days and my wife and I will involve the children in cleaning, prepping and even showing the house. So far, we have driven to look at properties, talked about our plans to rent out homes to other people and shared the vision for our company. They are very receptive and I consider it a treat for them to have such exposure to these opportunities at a young age. I would like to do the same as you and

@Hideyuki Gojima thanks for the good advice. I appreciate your sharing the above resources. I want to create solid systems that will help with scale in the future. I plan to slowly snowball the growth over the next few years and would like to work with good processes. I will check out these software solutions. Thanks again.
