Thanks for the response Michael! The yard has not been tended in at least a couple of years. There is scrub where grass used to be. I am going down to get the yard cleaned and will check with any neighbors I cane find. Beyond that are there any suggestions?

In discussing a property the other day it was pointed out that in taking possession of a property one must be certain that it REALLY is abandoned and not simply vacant. Is there some sort of accepted criteria for establishing the status? I know that querying the neighbors is a start but beyond that?

Denise I think you are more helpful that Batman!! I am in a similar situation as far as needing to know what can be included in the repair list. I have a cert on a property in Mobile and have  received a yard violation from the city. The house is quite obviously not in use and hasn't been for some time. I assume that I can take possession (change locks etc) and perform structural repairs sufficient to bring it back to habitable standards but my question is does that include sprucing up the property itself ie tree trimming grass cutting and the like to maintain neighborhood norms? As always thank you very much

 Corey or Wayne, (or someone else)Can you point me to a way to find out the interest owed on other certs outstanding on a target property? I am looking at some county-helds but there are a few other certs out there  and I need to estimate costs.   The other certs go back to'11 and include '17.

I'm pretty new but my first step would be to find out from the county site what taxes are still out  there on the certs you would need to clear. After estimating those plus the respective interests as best you can weigh it against the mkt value of the lot. There could be a lot of certs to pay off plus the filing fees which you will get back if you are outbid at the deed auction (and not if you end up with the lot). If you look at previous deed auction results you may get a better feel for the way similar lots usually go. Hope that help and good luck either way!

I have been looking at a list of county held certificates and noticed that several properties had multiple certs  held by the county. I am curious as to whether there is any advantage to owning multiple years when applying for the deed. Some of the properties are of interest to me even after satisfying the other owner's certs if I buy the county ones (some even though homesteaded). Another question I have is whether I would earn the 18%/yr interest on say a 2015 cert if the deed sells to someone else?

Can someone please outline the risks in buying county held certs (especially multiples)?

Do life estates complicate the purchase/deed process?

Any help would be GREATLY appreciated!

Hello, great thread! I have a couple of certs in mobile and have received redemption affidavits on them but they don't have a redemptioner listed additionally the owner is an LLC but the granddaughter is using a POA to redeem for her Grandmother who has Alzheimers. I have contacted the Attorney she listed but he doesn't represent her and her "cousin" a RE agent called and told me to list the granddaughter not the LLC. Can you please recommend a path forward for me? The county has been no help (not for lack of trying just no knowledge).
