Thanks Ruth, I joined that meet up group, and hope to join in person in the next month or two

I wish I had a better handle on the numbers behind the transaction.  I had no experience in properly analyzing sfr rental properties.  I now have a spread sheet I developed to calculate all the financial calculations in order to understand the investment from a financial perspective.

I wish I would have focused on smaller properties.  I have 5 homes greater than 2500 square feet.  It cost a lot to replace carpet or paint compared to a smaller home.

John, I don't suppose you have a link to a free resource like that Excel sheet you like? Do you like the free tools here on the BP forum?

Thanks Kevin, I'll send you a connection request to stay in touch for the future. Just curious, what do typical values look like? Or investment cost ranges? If you know what I'm trying to ask? :)

Thanks  @JulieMarquez, I appreciate it. I'm looking forward to networking with people local to WA. I appreciate the referral to Lane, as well.

Yes, I'm working full time (w2) at Amazon in HR, and plan to keep it that way. Lots to learn here!

I'm listening to an audio book now while I drive into downtown Seattle every day, so I'll definitely check out the podcasts as soon as I finish that book (on rental properties).

Oh and thanks for the tip on the REIA. I had to google that :) But I see a few local groups on Meetup.com that I can check out, which I should have time in the next 30 days or so. Thanks again!

Hi all,

Learning about real estate just now, but am really excited and hope to find a good place to buy soon. I've heard that it's good to call out goals publicly, so I'm going to go for it. These were just thrown together but got to start somewhere, right?

Goals are modest for now:
1. To move out of my rental and buy a multi family unit by 2/2017 to live in and rent out the remaining units
2. To learn about real estate and the terminology
3. To network and learn from the best in my area - Seattle, WA
4. To build a portfolio of 30+ units in the next 20 years, which will enable me to a) retire and b) pass on money to my kids
