Thanks. The financials are great. I don't have an OM at the moment. The owner is very sensitive to employees finding out the business is for sale (so am I) and I was hoping to get this in front of a few groups quietly.

I own and manage industrial outdoor storage. Truck parking is just an interim cash flow until we place a single NNN tenant.

As noted, its a tough business that requires staff, software, PM, etc. We purchased all our lots off market. There is no good website, either brokers bring you deals or you find them yourself. 

I tweet on X and post a ton of youtube videos about my investments.

are you trying to buy it for yourself? or someone else off market? Disclose, disclose, disclose, even then you'll probably get sued or complaint filed

Id vote for midwest, but honestly you have too many open criteria. Narrow down the market and watch for every single deal.
