I dont think you have a duty here. You're focusing on the wrong things.

If T thinks the competition across the street is a big deal, they know more than you do. How will you protect your rents? Which tenant is a better operator for the future? Worry about your building and rent and tenants, then let the information flow or not however you want.

@Julio Gonzalez Thanks! I will run it by my accountant, it seems a bit over my head to be honest. 


 We don't do cost seg. Its just accelerating the inevitable, we don't 1031. Just pay the tax on a non accel basis and the result is not nearly as bad.

Is it an absolute net lease or regular NNN? That matters a lot

High cash flow, high burn rate for under performing centers. I looked at investing in 2-3, they are killing it, sold off to a PE group. Woulda 4x my money.

Otherwise, I'm working on a third lease in 3 years for an urgent care location, we rep landlord.
