 Does the franchisor need notice? I'd think they typically don't approve that, its not a permission issue. Have you talked to architect on demising wall? is it logical and easy to add?

Free dirt is the best dirt! Really common when we're doing projects like that. Tons of dig out for foundations and underground parking garages near my projects

 Why? you can get yield in T bills...this was a refrain during ultra low interest rates, but fixed income products are decent. No need to chase yield anymore

No. You do not want seller to sign another lease with anyone. Buy the property, then take control under your terms.

This Tenant has been there 10 years with no written lease. I'll bet dollars to donuts his rent is below market and there may be other major concerns. Figure out what you've got first, then deal with it.

 I really disagree that is taking a huge risk. Eviction is not free, and if the tenant miraculously produces a lease, you've just overpaid for the property.

We our definitely trying to get an estoppel signed as the seller has came out and said the tenant has been there for over 10 years and they do not have any documents supporting the lease. So we can get the estoppel but not the lease. Should we have them try and get a new lease signed with current terms? The seller has been less than helpful so far btw.

 You're under contract, I'd definitely work directly with the Tenant to sign a new lease, or terminate your deal.

 I want to figure out good strategy to figure out rent for myself and tenant who will occupy other space. 


 Look at similar properties listed rent you can ghost call the agent to see if they are offering any concessions, TI, etc. For just a single property it shouldn't take too long and not worth it to pay for Costar or something.
