Safest way to expand? Just make more money. Raise capital from others or use it from your day job. Your equity is locked, just leave it there and move onto the next deal.

We only offer based on trailing performance. Plenty of deals in industrial, you don't need to chase limited sellers.

KFC might not be fantastic but how is the location overall? if its an outparcel of a major grocer, the deal could be worth it for the future after the 8 years of KFC.
For sure, you're buying the lease at first pass, but ultimately after expiration, obsoletion, goes dark, you're buying the building and the dirt.
