Mindy was who I talked to about the focus, the short answer is they don't care. The biggest push they would do is multi family stuff as "commercial" the CRE space is too big, too diverse, too difficult to sell the dream.

The reason why SFR can build so cheaply is scale. Plenty more trades can do stick built pushing down prices. Any commercial contractor that knows what he's doing is building larger buildings.

You're not getting screwed. This is why nobody builds these small buildings. Costs are too high, tenants too weak to sign NNN leases ahead of development.

I would not close. Just extend closing or walk from your costs if you can't find a tenant.

DFW is a great market, we look for population growth. Midwest is too flat to drive appreciation or rent increases.
