Quote from @Henry Clark:

How does a post get chosen as a sticky? The only thing I note on this post is it references a podcast. The OP has not followed up on this post and it was months ago when they did their last post. How do we get more Commercial content? Realize BP is about churning SFH. But most of them will never invest, never scale, will burn out or move into MFH or Commercial.

Who do I talk with about increasing Commercial content?

Mindy was who I talked to about the focus, the short answer is they don't care. The biggest push they would do is multi family stuff as "commercial" the CRE space is too big, too diverse, too difficult to sell the dream.

The reason why SFR can build so cheaply is scale. Plenty more trades can do stick built pushing down prices. Any commercial contractor that knows what he's doing is building larger buildings.

You're not getting screwed. This is why nobody builds these small buildings. Costs are too high, tenants too weak to sign NNN leases ahead of development.

Do you own the land yet?

I would not close. Just extend closing or walk from your costs if you can't find a tenant.

Nobody will tell you that information. You need to buy based on other factors as noted above

Quote from @John McKee:

Here are a few more questions:  how many investors thus far and are you registered with the SEC to raise funds.  How much skin do you have personally in the game?  18.5 million is a lot for a down payment.  What is the back up plan if you can't raise the full 18.5 million from investors.

DFW is a great market, we look for population growth. Midwest is too flat to drive appreciation or rent increases.
