Thanks @Russell Brazil, my situation match with your reply.

I don't have any agent as a buyer, I am working directly with listing agent.

We have done with home inspection, my attorney has sent repairs estimate to seller's attorney, till now didn't get any official reply from seller's attorney

But realtor(listing agent), told us that seller doesn't want to negotiate and won't come down on price,but did not get official reply via attorney.

Listing agent is putting pressure on me to have home appraisal asap.

If I say yes to listing agent for appraisal, as he is putting pressure on me , does it gives a message to seller, that I will buy the house irrespective of his(seller) reply on our estimate for repair?

Should I postpone home appraisal until my attorney gets reply, then based on reply, I decide if I want to go ahead or not and then if yes, then go for home appraisal?

My point is should I take some letter/Certification from owner that there is not bedbugs or not any other similar type of problem right now?

Hi,

I am trying to buy a home, it's under review , home inspection is done, in home inspection I didn't get any termite problem, report came out ok.

I was with the home inspector all the time, he didnn't use any special device/instrument to figure out termite problem, it was pure a naked eye inspection.

Today, we eqnuired from city hall, they gave us a copy of compaint filed few years back It says that tenant has complained about bed bug problem.

So, Just wondering if this is minor issue, should we ignore it..what should be our reaction on this report.

Hi, I am buying a home.

Home  inspection is done, found some issues, doing negotiation, in the mean time got call from Mortgage company that you have appointment for home appraisal.

I told him that we found issues in home inspection, until we are done with negotiation, we want to put a hold on home appraisal.

Mortgage guy told me that it's listing agent( common realtor for buyer and seller) who had setup appointment.

I am confused, who decides about home appraisal, 

Can somebody please put some light on this.

One more thing, however that article shows that price went south, but I have personally noticed that prices in Bayonne has aready crossed 2006/07 peak .

Hi @John Errico, nice reply with good analysis.

Just sharing, there are some factors in Bayonne now, 1. Light rail, it has made commute better. 2. now Bayonne is open for new multistory buildings, there are many already proposed and are in progress. Negative side of Light rail is  crime, I think little bit high, because free people commute to Bayonne for free roam around, do steal from backyards etc.

Multistory buildings high luxury apartments will invite high profile NY employees to Bayonne, but rent may come down due to more supply.

Hi Hudson County/Bayonne investors/Realtors.

I was reading  news and found that Bayonne average home price went down, in fact seems like showed worst performance in last 10 years.

Just wondering , is it true, or I am making some mistake in understanding the news.

I was thinking after saturation in Jersey city and Hobokon it's Bayonne's turn to rise, but seems like I am wrong.
