Does one town matter in terms of higher rents? Do you buy twin houses? What do you pay? and what is the rent?

We own 30 rental SFR row homes properties outside Philadelphia. I am thinking of building a section 8 portfolio. I am looking for advise on should we buy 2,3,4,5 bedroom places?

We own properties outside Philadelphia and am looking to increase my section 8 or government assisted portfolio. I am looking to an advisor to advise me on what areas in my area get the best bang for my buck. Meaning how many bedrooms, what towns, or what section 8 and other government agencies evaluate.

We are older in age. We invest 80% for cash flow. We buy 3br 1 ba. Trying to get as close to 2% as possible or 300 a door a month. 15% cash on cash returns.

Next year I hope to start buying for my kids and then the goal will be appreciation

Thank you.  The property is in New Jersey.  Are you saying sit tight at settlement ask title company for an adjustment?

Buying a tenant occupied SFR from seller in bankruptcy. The current owner had misappropriated the security deposit. We will inherit the lease. Are we liable to return the security deposit when the tenant moves out?

Any advice is appreciated

This is business 101.  What option is best for you

1. Evict tenant- can I get a new better higher paying tenant?

2. If she pays on time, takes care of property, and it is not easy to replace the tenant then suck it up. 

3. The best is negotiate- settle for a number in between, be reasonable, replacing tenants is expensive

My partner and I have the opportunity to buy 10 duplexes and triplexes. 28 doors in New Jersey

1.5 mil purchase price. rent roll 265,000. C/D area
