Good morning


I am a buy and hold investor in Gloucester City  New Jersey.  We buy 3 bedroom one bath row houses.  

I got from the city a list of all property tax delinquents 

What would you do step by step to try to acquire some properties

You have to live in the property for 12 months


advantage- lower down payment

In your name 30 year amortization and 1/2 point less

LLC 20 yr amortization. 5 yr adjustable


these are bank terms in new jersey

Joe,

To basic a question. How  old are you? What are your objectives? Do you have adequate cash reserves?  

I am 63 retired. My only objectives are having adequate cash reserves and income. 

If I was working and my income covered my family’s needs then pay down the mortgage

We own 28 SFR properties and banking is my number one concern. Last year I had a bank pull my approval after appraisals due to the fact another investor went bankrupt. We just used hard money for the first time to buy 5 with the thought we will go out for a LTV loan in 5-6 months. I am talking to 5 banks trying to figure out what to expect when we go to market at yearend.

We are buy and hold investors in C+ B- areas in south jersey. Up till noW our investments are 3br 1 ba row homes  

Now we want to diversify in new areas. 

What information should we want to know before buying?

Such as rental numbers, new jobs, potential appreciation, etc  

Where would you get the information unbiased ?

I am 63 invest for income and am thinking about getting kids involved.
